Renters Reform Act 

In the end of October 2025, the government gave their go ahead for the Renters Right Act (RRA) to be made law in the UK. This is significantly going to change the framework for the private renting sector within England.

Here is a quick guide to the 6 key things to take from the new Act:

  1. The abolishment of ‘no-fault’ evictions.
  2. Removal of majority of fixed term tenancies which will change to periodic tenancies in the alternative.
  3. Changes to notice periods when evicting tenants.
  4. Landlords will only be able to increase rent once a year to market value with 2 months’ notice.
  5. Tenants will have a right to have a pet in the property.
  6. There will be an introduction to a new private rented sector landlord ombudsman service.

Whilst the Act has been passed, it is not yet enforced. It is looking to become law from May 2026, although we are still awaiting full guidance.
